Letter from President of Benington Homeowners Association: - 31 July 2010

Dear Benington Homeowner,

If you are like me and my wife, Angie, you too probably chose Benington because it is a well respected neighborhood in this area, has great schools, and easy access to the BFRA pool…and because you believe that if and when the time would come to sell, you would benefit from the great resale value our neighborhood offers.

I recently accepted the responsibility of your BHA President. I accepted this role primarily because for most of us, our homes are one of our larger (if not our largest) investments. I believe that together, we can make a difference in the value of our neighborhood -- a difference that impacts every one of us.

In this website we will not only provide you important community and neighborhood information, but also our initial plan for working together.  There are several ideas my new team and I will share with you that we feel will make a positive difference during this term. We plan to make our neighborhood more of a community; we plan to create neighborhood events; and we plan to activate a proactive approach to the overall organization of our neighborhood operations. The starting ground for all our ideas begins with participation from our community neighbors like you. Our voluntary annual dues have a lot of room for growth, and I whole-heartedly believe the primary reason for the lack of participation was previously a simple breakdown of communications between BHA and its homeowners. I assure you this is something that will be resolved this term, as one of our initial goals as your BHA team is to improve upon and maintain steady communication to all community members.

As most of you probably know, our BHA dues are voluntary. To me, this means that it takes a higher level of commitment from each of us to maintain our great neighborhood. We could easily implement mandatory fees, but I genuinely feel there is enough inspiration and recognition from all Benington community members that our voluntary system will suffice. Our suggested annual dues of $75 are not costly, comparably speaking, and yet the impact each dollar makes is substantial. Every homeowner’s dues improve the BHA capabilities to serve you better. We are committed to accountability and will disclose how every penny is spent, publishing records both in our quarterly newsletter and at http://beningtonbugle.com. For your convenience we have included a specific page in this packet to explain the various options you have to submit your dues.

We have also established a quarterly schedule for the BHA meetings that you are welcome to attend. These general meetings will be held in August, November, February & May. The meetings will provide board members the current status of the association and its recent activities. Any pending issues or concerns of those in attendance will additionally be discussed. The date, time and location of these meetings will be published on our website. The meeting notes will also be archived and available online, published by your Secretary, Michael Tribble.

Also included in this website is an introduction letter from me, introducing your BHA Team and their contact information. We are all excited to add value to our community through our service. Additionally, you’ll find a Benington neighborhood layout, a visual guide to our neighborhood blueprint.

On behalf of the entire BHA Team, I personally thank each Benington resident for continued support and dedication to our wonderful community. I fully believe through our joint and individual responsibilities we will concrete Benington as one of the most desirable locations to live in our area. By accepting full responsibility for our own properties and investments, we will create a network of strong investments, and solidify the value held in each -- both individually, and our community as a whole.

I look forward to serving and working with each of you,

Dave Friday
President, Benington Homeowners Association

Pet Owner's Notice: - 01 March 2010

A few cats in our neighborhood have gone "missing" and the culprit may be coyotes.  Coyotes have been spotted in Roefield (which backs up to Colchester) and the Weigel's at Blue Grass.  After doing some research, we found out that coyotes occasionally do wander into neighborhoods and go after cats and small dogs and leave nothing behind as evidence.  The most common time for them to be "on the prowl" is from dusk 'til dawn.  If you are concerned about your pets, the coyote website suggested keeping them in during this time, making sure that cats have a high place to escape to, keeping garbage inside trash bins, keeping birdseed high off the ground, and installing motion detector lights.  We felt it necessary to pass along this information in hopes of helping our neighbors keep their pets safe from these intruders.
